Pool Terms & Conditions

1) Permission & Access Control
- Use of the Pool Area is a privilege and may be granted, denied, or revoked at the sole discretion of the property owner.
- Receiving or knowing a gate or pool access code does not grant permission by itself; access is subject to posted signs and these Terms.
- Short-term rental (STR) guests are prohibited unless expressly authorized by the property owner.
2) Keyholders & Guests
- A Keyholder is any person issued a gate/pool access code or other independent access method.
- Keyholders are responsible for ensuring their guests and family members follow all posted rules and these Terms.
- Keyholders accept financial and legal responsibility for claims, damages, or losses arising from the actions or omissions of their guests/family/invitees.
- Guests and family members do not gain independent access rights unless expressly authorized.
3) Safety Basics
No lifeguard on duty
Swim at your own risk.
No diving
Diving is not permitted.
No running
Walk carefully—surfaces may be slippery.
No glass
No glass in or near the pool area.
Children supervised
Children must be supervised at all times.
Weather
Pool may be closed during severe or dangerous weather.
Emergencies: Call 911 immediately.
4) Waivers (When Required)
- Waivers are required for certain users, including non-household individuals granted independent or unsupervised access, long-term guests/tenants, and other users as determined by the property owner.
- Waivers are not self-service. They are issued separately by the property owner (for example, via an electronic form).
5) House Access & Restrooms
- Pool access does not include access to the residence unless expressly authorized by the property owner.
- Restroom facilities are not guaranteed. Users should plan accordingly.
6) Damage, Contamination & Cleanup
- Participants are responsible for damage to the Pool Area, equipment, furnishings, surfaces, or facilities caused by their actions or negligence.
- Participants may be charged for extraordinary cleaning, sanitization, remediation, service calls, repairs, replacement, and downtime required to restore the Pool Area to a safe and usable condition.
7) Surveillance
- Video and/or audio surveillance may be in use in and around the Pool Area.
- By entering or using the Pool Area, participants consent to recording and waive any expectation of privacy.
8) Acceptance
Use of the Pool Area indicates acknowledgement and acceptance of these Terms & Conditions and all posted Pool Rules. Pool access may be revoked for noncompliance or at the discretion of the property owner.
